POPULAR POCKLINGTON

The East Yorkshire market town of Pocklington is proving popular with businesses looking to locate to a new £20 million office, trade and industrial park due to be developed jointly by The Helmsley Group and Broadvale Developments.
The Helmsley Group, Broadvale Developments and their agents King Sturge have been inundated with enquiries for purpose-built premises, which will be developed at BroadHelm Park, a 20 acre site just off the A1079 Hull Road in Pocklington, 14 miles east of York.
Jonathan Atkinson of Pocklington based Broadvale Developments commented: "We are delighted to be working with The Helmsley Group on bringing forward this scheme."
Ian McAndrew, associate director at The Helmsley Group, which has a £100 million property development portfolio, mainly in the north of England, said: "We have erected a sign board on the site and haven't really started to market it yet but we have already received high levels of interest and are in serious discussions with potential occupiers. York based DSP Architects are now progressing the first planning application for potential occupiers. It is an excellent location for businesses and we remain committed to the town, in which our own offices were based for 25 years before moving to York last year."
Once completed, the business park will provide new high quality accommodation suitable for a range of occupiers including offices, trade park, industrial/warehousing and a number of leisure uses. Units will be available on either a freehold or leasehold basis ranging in size from 1,500 to 50,000 sq ft.
Work is due to start on the first phase comprising approximately 50,000 sq ft in Spring 2008 ready for the first occupiers at the end of the year.
Suzie Nelson, associate of King Sturge, the marketing agents for the site commented: "BroadHelm Park will offer high quality accommodation that will satisfy a pent up demand from occupiers in the area who have not to date had the opportunity to acquire brand new premises meeting the demands of the modern occupier. The site is ideally located with good road links to York and Hull and with the re-alignment of Hodsow Lane the park will form part of a new entranceway to Pocklington."
Alan Menzies, Director of Planning and Economic Regeneration at East Riding of Yorkshire Council said: "This development will further enhance the offer in Pocklington. The site has excellent road links and I am confident that the local economy will benefit a great deal from the investment and the jobs that will be created."
